Upon completion, we undertake a full inspection and start to make any essential exterior fixes to weatherproof the property if necessary (e.g. guttering or roofing repairs).


Where required, planning and licensing applications, alongside any associated structural changes to meet House in Multiple Occupancy (HMO) criteria, will be put in place.

The scope of work required at this stage will vary per property depending on the condition at purchase, budget, and desired finish.


However, every project will have all necessary work completed by our team of qualified professionals to ensure all safety standards and certificates are achieved, such as the Gas Safety Certificates and EICR (Electrical Installation Condition Reports).

Project Manager, Emma

Emma, who was born in Fife and lived for several years in Edinburgh, has been involved with property investment since 2020. With a love of DIY, she has always taken a hands-on approach to property development and previously juggled this alongside a full-time role as Head of Corporate Communications at a global e-commerce and technology group. 


Due to her passion for property, she left her corporate role and recently made the move to Aberdeen to capitalise on the city's high-yielding potential. We are delighted that alongside building her own property portfolio in the city, she has joined the Square Lettings team to lead on all of our client refurbs.

Over the past five years, Emma has built a loyal audience of +40,000 on Instagram, who follow for her home renovation knowledge and advice.
